The Massachusetts ADU Resource Center Is Live: How FutureLot Is Powering Smarter ADU Decisions in the Pioneer Valley

We hit a milestone that we've been working toward for a long time. The Massachusetts ADU Resource Center is live, and Massachusetts homeowners now have a free, trusted, statewide place to explore what's possible on their property when it comes to building an Accessory Dwelling Unit (ADU). The ADU Wizard at the heart of the site is powered by FutureLot.

What Is the ADU Resource Center

The Massachusetts ADU Resource Center is a statewide hub for any homeowner who wants to learn about, plan for, or build an ADU. It walks users through the full ADU journey, from getting started and understanding the rules to budgeting, design, permitting, construction, and renting. It includes a floorplans gallery, an ADU 101 explainer, a glossary, and detailed FAQs.

The ADU Resource Center is a collaborative initiative between the Massachusetts Clean Energy Center, Community Planning Collaborative, Backyard ADUs, and FutureLot. FutureLot provides the property-level feasibility technology that powers the ADU Wizard experience.

Our Role: Powering the ADU Wizard

At the heart of the Resource Center is the ADU Wizard, powered by FutureLot. The tool helps homeowners begin evaluating ADU potential by providing a property-specific experience tailored to their address, along with educational information about zoning, site considerations, and the steps involved in building an ADU. Homeowners can even browse through real ADU floor plans, provided by energy-efficient manufacturers, and put them on their lot to see what fits where.

The ADU Wizard is where homeowners go to ask the most important early question: what may be possible on my property?

A user enters an address and the Wizard returns a simplified, property-specific overview designed to help homeowners better understand ADU opportunities on their lot. Depending on the property and municipality, the experience may include guidance around ADU types, zoning context, setbacks, selected environmental considerations, and example floor plans that can be visualized directly on the property.

The goal is to make the earliest stage of ADU exploration more approachable and less intimidating. Behind the scenes, the platform combines state ADU rules, municipal zoning information, parcel data, and mapping layers to help surface the information most relevant to a homeowner getting started.

For homeowners ready to go further, the Wizard connects directly to a Financial Feasibility Tool, also powered by FutureLot, so they can explore realistic cost ranges and financing options before committing to design or construction.

Partner builders participating in the program will use FutureLot's professional tools as part of the ADU feasibility process. The platform helps builders evaluate residential properties for ADU potential and early feasibility, including zoning and setback analysis, lot and environmental constraints, branded property reports, and other workflows designed to help teams screen and move projects forward more efficiently.

Why the Pioneer Valley Is Where This Starts

MassCEC selected the Pioneer Valley as the launch region because of strong homeowner interest, an active community of regional builders, and the chance to demonstrate what's possible when state-supported technical assistance is paired with accessible technology. 

Here's how a Pioneer Valley homeowner moves through the program:

• Start with the ADU Wizard. Enter your address and see, in seconds, what your options look like.
• Pressure-test the numbers. Use the Financial Feasibility Tool to understand cost ranges and explore financing options.
• Get matched with a Technical Advisor. Qualifying homeowners enter the Accelerator and receive guidance from a local expert through design, permitting, financing, and construction.
• Build. A modular, all-electric ADU on your property, eligible for Mass Save incentives.

It's the kind of program where homeowners who would otherwise stall out, lacking expertise, time, or confidence, actually finish projects. That's the outcome we're here for.

Why This Matters

Massachusetts changed the rules. The 2024 Affordable Homes Act made Protected Use ADUs allowed by right in single-family zoning districts across nearly the entire state. That legal shift opens a real opportunity for property owners: a starter home for a family member, rental income, a place to age in place, or simply more flexibility on their own land.

But a change in the law only matters if homeowners can act on it. The ADU Wizard is designed to translate that statewide policy change into something tangible at the address level. It removes the early uncertainty that stops most projects before they begin, and it does it for free, in seconds, for anyone in the Commonwealth.
